The Essential Homeowner’s Checklist
Your Seasonal Maintenance Guide
Regular home maintenance helps protect your investment, prevent costly repairs, and keep everything running smoothly year-round. By following this seasonal checklist, you can stay ahead of potential issues and ensure your home remains in excellent condition.

Spring: Refresh & Inspect
As temperatures rise, it’s the perfect time to check for any winter damage and get your home ready for the warmer months. Inspect your roof and gutters for debris or leaks, service your HVAC system before summer heat kicks in, and check your exterior for any needed repairs. Spring is also great for deep cleaning inside—washing windows, cleaning carpets, and refreshing landscaping.
Summer: Optimize & Maintain
Longer days and warm weather make summer ideal for exterior maintenance. Power wash your driveway, siding, and decks, and check for any signs of wood rot or peeling paint. Clean and inspect outdoor furniture, grills, and sprinklers. Inside, ensure your ceiling fans are running counterclockwise for better airflow, and check plumbing for leaks or slow drains.

Fall: Prepare for Cooler Weather
As temperatures cool, it’s time to prepare your home for winter. Clean out gutters to prevent ice buildup, inspect your heating system, and check weather stripping around doors and windows to keep heat in. Test smoke and carbon monoxide detectors, and consider having your chimney cleaned if you use a fireplace. Fall is also a great time to aerate and fertilize your lawn for healthy growth in the spring.
Winter: Protect & Prevent
Cold weather can be tough on a home, so winter is about protection and prevention. Although snow in Austin is rare we do get below freezing temps and the occasional ice storm. Insulate pipes and rip faucets to prevent freezing, cover exterior hose bibs, and reverse ceiling fans to push warm air down. If you’re stuck inside due to frigid temps, use this time to tackle indoor projects like organizing closets or updating insulation.

Year Round Essentials
Some tasks should be done regularly no matter the season. Change HVAC filters every 1-3 months, check for leaks under sinks, inspect your foundation for cracks, and test your security systems. Keeping up with these small tasks can prevent bigger problems down the road and keep your home safe and comfortable year-round.
